Tips for First Time Home Buyers…

  1. Find out how much house you can afford. You can’t make an offer on a house until you know how much the your mortgage lender will approve. Use this simple mortgage calculator to get an idea of how much your monthly costs will be. And get pre-approved for a mortgage at your bank or mortgage broker. Skipping this step will only lead to heartache and disappointment later.

  2. Where do you want to live?
    Consider how long you think you will want to live in this home and what goals you want to accomplish while living there. Is this where you see yourself starting a family? You’ll want to think about nearby playgrounds and schools. Do you drive or use transit? Investigate nearby transit routes, bike paths and walking trails depending on how you commute. Do you work remotely? What’s the noise level inside and around the home; consider if it will be conducive to working from home. There are multiple factors that will influence your neighbourhood and the style of home that’s right for you.

  3. Estimate up front costs. Buyers may or may not be aware that the cost of buying a home is not just the price of the home itself. You need to consider the down payment, home inspections, land transfer taxes among others. Understanding the fees that go into a real estate purchase will help you navigate the experience with confidence and ensure you’re prepared.

  4. Assemble your real estate team. It takes a village, as they say! Aside from working with a Realtor®, you’ll also want to find a mortgage lender you can trust and a real estate lawyer to look over all the details of the agreement and settle all the end game details to take you through the finish line. You may also want to consider a home inspector or specific tradespeople to take a closer look at specific properties along the way.
